Why is Monitoring so Important?
Short term radon tests fail to be as reliable as constant monitoring because indoor radon concentrations can fluctuate significantly over short periods of time, even with a mitigation system installed.
The U.S. EPA stresses the importance of verifying the continued effectiveness of the mitigation system if any of the following were to occur: 1) the home is remodeled; 2) the heating or cooling system is modified; 3) the amount of ventilation is altered by extensive weatherization efforts; 4) or sizable openings to the soil occur due to the addition of groundwater control systems or sewer lines, retrofits to sumps or drain tiles, or foundation cracking as a result of settlement, earthquakes, nearby construction blasting, fracking, or sinkhole formation.
While short-term post-mitigation clearance tests may indicate the system has adequately reduced the radon levels, never assume that it will remain effective over time and changing conditions. The only way to know is to continuously monitor the systems performance.
How Does the Monitoring Program Work?
After the radon mitigation system is completed and activated, our Professional Mitigators will install the EcoGuard continuous radon monitor (CRM) in compliance with ANSI-AARST post-mitigation testing requirements and connect to your Wi-Fi.
If the EcoGuard is initially installed with the mitigation system, EcoSense Lab will generate a 48-hour mitigation clearance test report in accordance with the ANSI-AARST post-mitigation testing requirements.
On the first day of every month, OES will prepare and deliver a Mitigation Performance Summary for the previous month, complete with a Historical Trend Graph of the interval radon concentrations recorded throughout the month.
In the event the average radon concentration for any 48-hour period meets or exceeds the agreed-upon action level, the EcoGuard will alert OES. If our data review and investigation indicate the system is failing to control the indoor radon levels due to fan or other mechanical malfunction (or some other reason to be determined), OES will replace or repair the components as per the warranty agreement.
OES will schedule an annual service all to inspect your mitigation system for any signs of deterioration, increased air leakage, foundation settling or fan failure. The EcoGuard monitor will be replaced every two years with a recently calibrated unit.
